Waiting on a 2025 Senior Freeze check? Your filing date may explain the delay
New Jersey is mailing 2025 Senior Freeze reimbursements in waves. The date you filed PAS-1 determines whether your check starts in July, September, November or December 2026.
If you filed for New Jersey's Senior Freeze and your reimbursement has not shown up yet, that does not necessarily mean something is wrong with your application.
The state is not sending every 2025 Senior Freeze check at the same time. New Jersey's Division of Taxation has a payment schedule tied directly to when your combined PAS-1 property tax relief application was filed.
That timing matters now because the first large round of 2025 Senior Freeze payments went out beginning July 15, 2026, but later filers are scheduled for September, November or December.
The filing date controls when Senior Freeze payments start
For the 2025 Senior Freeze benefit, the Division of Taxation lists four payment windows:
- Filed before May 1, 2026: checks began July 15, 2026.
- Filed May 1 through June 1, 2026: checks begin September 1, 2026.
- Filed June 2 through September 1, 2026: checks begin November 2, 2026.
- Filed September 2 through October 31, 2026: checks begin December 1, 2026.
That means a homeowner who filed in late May should not compare their payment timing with a neighbor who filed in March. They are on different state issuance schedules even if both ultimately qualify.
The first round was large, but it was not the whole program
On July 16, the New Jersey Department of the Treasury said the first round included more than 188,000 qualifying seniors and totaled more than $220 million. The state also made clear that additional rounds would follow for eligible applicants.
Senior Freeze reimburses qualifying seniors and certain disabled residents for increases in property taxes, or eligible mobile home park site fees, above an established base year. It is different from ANCHOR and Stay NJ even though all three programs can now be handled through the same PAS-1 application for the senior and disability filing group.
What the reimbursement actually measures
Senior Freeze is not a flat payment. For a qualifying homeowner, the reimbursement generally reflects the difference between property taxes billed for the current year and the taxes billed in the applicant's base year.
That is why two neighbors with similar homes may receive very different Senior Freeze amounts. Their base years may be different, their tax histories may be different, or one may have changes that affect the qualifying amount.
For mobile home owners who qualify, the state uses 18% of annual site fees in the calculation rather than a conventional property tax bill.
If your check has not arrived, check the filing date before assuming there is a problem
The most useful first question is simple: When did you file PAS-1?
If your filing date places you in the September, November or December group, a missing August check may be completely normal. If your payment window has already begun, then it makes sense to check your benefit status with the Division of Taxation and make sure the state has no request for additional information.
The state's property tax relief portal also lets applicants check current benefit status. Use the official New Jersey Division of Taxation site rather than a link from an unsolicited text or email.
You can still file for 2025 property tax relief
The deadline for the 2025 PAS-1 is November 2, 2026. Eligible seniors and Social Security or Railroad Retirement disability benefit recipients use PAS-1 to apply for Senior Freeze, ANCHOR and Stay NJ.
Filing later does not automatically mean you lose Senior Freeze, but it does move the expected payment date later under the state's current schedule.
